Repairs Guide & Quick Checklist
Use this guide to understand what you can fix yourself, what to report to us, and what counts as an emergency.
Emergency Repairs (Report Immediately)
These are serious issues that may be dangerous or cause major damage.
Contact us straight away if you notice:
- Fire, burning smells or electrical hazards
- Smell of gas → leave the property immediately and call the National Gas Emergency Service (0800 111 999)
- Major leaks or flooding
- Complete loss of power (not caused by your supplier)
- Property not secure (e.g. broken external door or window)
Urgent Repairs
These issues need prompt attention but are not immediately dangerous:
- No heating or hot water
- Blocked toilet (if it’s the only one)
- Faulty electrics (e.g. sockets not working)
- Ongoing leaks or water damage
- Pest infestations (rats, mice, cockroaches, etc.)
Routine Repairs
These are non-urgent issues that can be scheduled:
- Internal doors, handles or hinges
- Light fittings (non-urgent faults)
- Dripping taps or minor plumbing issues
- Condensation or minor mould
Quick Home Maintenance Checklist
Pests
- Keep food sealed and dispose of rubbish regularly
- Report infestations early
- Landlord usually deals with structural issues; hygiene-related issues may be tenant responsibility
Lost keys
- If you lose your keys, you are responsible for replacement
- You may be charged for lock changes if required
Smoke alarms
- Test alarms regularly
- Replace batteries if needed
- Report faults immediately
Extractor fans
- Use fans in kitchens and bathrooms to reduce moisture
- Clean vents regularly
- Report if not working
Leaks
- Turn off the water supply if safe to do so
- Place a container under small leaks
- Report all leaks as soon as possible
Fuse box / electrics
- Check your fuse box if power trips
- Reset switches if safe to do so
- Do not attempt complex repairs — report issues
Blocked toilet / sink / pipes
- Avoid flushing wipes or pouring grease down drains
- Try basic clearing methods (e.g. plunger)
- Report if the blockage cannot be cleared
Preventing damp & mould
- Ventilate rooms daily
- Use extractor fans
- Avoid drying clothes on radiators where possible
